Iris Mall is the Kuwaiti Inmaa Real Estate Development Company’s first project in Egypt. Inmaa chose the New Administrative Capital to be the site of the project because of the city’s great future in investment.
The mall lies on an area of 6,844m², on which buildings occupy only 30 percent. It is a commercial, medical and administrative mall with three fronts on the main street, the side street and the back garden, allowing clients to select the units that suit their activities.
Iris Mall is located on Amal Axis in area MU23, a service area situated between residential areas R2 and R3, north of the Green River and south of Mustaqbal and Badr cities, as well as Suez roads. It is one of the most important hubs in the New Administrative Capital near the Olympic Village and Suez Road. It is also near several other cities, such as Shorouk City, Future City, Madinaty and others.
The mall includes duplex commercial units on the ground and first floors with their own private entrances. The administrative and medical units are in the second to seventh floor, each floor is divided into two administrative and medical sections with five elevators and waiting areas for all units.
There are 280 commercial, administrative and medical units in the mall. Administrative and medical units are delivered with full finish and air conditioning. Commercial units are delivered without finishing to accommodate whatever activities the client decides.

The owner company of Iris Mall project has made sure that it offers all types of units a client may think of while maintaining the privacy of all activities, whether they are shops, clinics or companies.
The areas of commercial start from 47m to 158m, while medical units come with areas ranging between 51m to 71 m. Administrative units are allocated areas from 77m to 110m.
Iris Mall contains about 280 administrative, medical and commercial units. Administrative and medical units come in full finishing and air conditioning, while commercial units are handed over without finishing.
Iris Mall is designed in the shape of the letter L with three main fronts on the main and side streets, as well as a façade overlooking a garden, giving it an advantage over other malls in the Administrative Capital. All the facades of the project are made of class, a classic design that matches the exterior finishes of the capital’s buildings characterized with a certain flow and giving all units a comfortable and spacious view.
Iris Mall has a basement level floor with a private entrance on the side, a ground floor and first floor with another entrance designated for commercial units and entrances separate from those of administrative and medical units.
The second to seventh floors are allocated to medical and administrative units. Each floor contains both types separately with waiting areas, elevators and fully equipped cleaning rooms.
Although the mall contains different types of activities, the unique design has separated the units in such a way that each type has its own entrance, separate elevators, service areas, as well as a restaurant and café court serving all units in every floor.
Iris Mall is distinguished by its great location in the service area MU23 and by its smart design that considers all the details of units, services, elevators and equipment that suit all kinds of activities.
It is the launching project of one of the largest Kuwaiti companies, which qualifies it to be its best project by far in the Middle East as it has put all its expertise in it and seeks to offer its best efforts in it.
It is also distinguished by its glass façade that overlooks three different fronts, allowing many units to enjoy the street or garden view. It lies on al-Amal Axis and near the Suez Road, the two most important roads in the Administrative Capital.

Inmaa’s first project in Egypt provides its customers with several payment options that suit everyone and offers the best unit process in the Administrative Capital. The payment options include:
-5% down payment and installing the remainder over 4 years
-10% down payment and installing the remainder over 5 years
-15% down payment and installing the remainder over 6 years
-20% down payment and installing the remainder over 7 years
The Egyptian government is racing against time to complete the first phase of the New Administrative Capital projects, which includes about 20 administrative towers in the financial and business district, including the Iconic Tower, the tallest in Africa, in addition to the residential neighborhoods and their facilities.
