Location of the Fifth Settlement

During the last few years in the 2000s, the Fifth Settlement (El Tagamoa El Khames) turned out to be the first destination for high-end housing and the establishment of companies and clinics, due to its good organization and the prohibition of building slums or the chaos of tuk-tuks and other vehicles.

The most important factor is the good location and proximity to the most important areas and neighborhoods of Cairo, and the availability of direct bridges that connect the city with its surroundings.

Despite the high price per square meter in the Fifth Settlement in particular, there is still a great demand for it, whether for housing or commercial and administrative headquarters, because it represents a high social level, as well as its proximity to services, especially schools, nurseries, educational academies, and shopping centers.

The Fifth Settlement is one of the main neighborhoods of New Cairo, which includes: the First Settlement, the Third Settlement, Al-Rehab, Mostaqbal City, and the areas of Beit Al-Watan.

The Fifth Settlement is located in the west of New Cairo, near the Katameya area and the Third Settlement, overlooking the Ring Road and Al-Ain Al-Sokhna Road. The Fifth Settlement is very close to Nasr City and is adjacent to the residences in Al Zahraa and a half-hour drive from Heliopolis.

The Important Road Overlooking the Fifth Settlement

Direct roads make it easier to connect the Fifth Settlement with its surrounding areas, the most prominent of which are:

  • North and South Teseen Street: It is a main artery in New Cairo, in which important many neighborhoods, malls, and compounds are located on both sides, and it extends along the Ring Road.
  • Gamal Abdel Nasser Axis: It is one of the largest axes in New Cairo and is located between the extension of the Al-Narges area and Hay Al-Narges, with a length of 3 km.
  • Mohammed Bin Zayed Axis: It is the road that connects New Cairo with the New Administrative Capital
  • Ring Road: It is the main road leading to New Cairo from the west
  • Cairo-Suez Road: One of the roads that surround New Cairo and provide an entrance to it from the north.
  • Katameya Ain Sokhna Road: The southern road that surrounds New Cairo and is an entrance to the southern neighborhoods of the city.

Being near the main roads and streets of the area always has an impact on the price, whether it is the sale price or the rental price, so you find that the price of renting apartments in remote, uninhabited compounds on Fifth Street is even lower than renting apartments in Cairo in ordinary areas, despite the sophistication of the compound, its level, and the quality of the apartment’s finishes, because of the distance and the difficulty of transportation.


Prices of Real Estate Units in the Fifth Settlement

Real estate prices in any area depend on the location of the property, its proximity to the main streets, the floor in which the apartment is located, and the type of its finishing.

The prices of apartments and villas in compounds, especially those implemented by major real estate companies, are higher than the prices of ordinary Fifth Settlement apartments, which have the same area, due to the services, advantages, green areas, security, and protection provided by the compound.

The price per square meter in the Fifth Settlement, especially in the 90th Street and the areas of Narjis and Andalus, is higher than the price per meter in Beit Al Watan, the Fifth Settlement, and remote areas, especially those that are a little far away and need a car to move around and buy needs and supplies.

The prices of apartments andvillas in the Fifth Settlement, whether in ordinary neighborhoods or compounds, witnessed an increase with the development of roads and bridges connecting to nearby areas such as Nasr City and Heliopolis, as well as during the period of economic crisis and changes in the price of the Egyptian pound. As a result of the great demand, the prices of owning and renting increased.
